Abstract The urgent need to decarbonize the UK’s aging building stock presents both a challenge and an opportunity for innovation. With nearly 80% of the buildings expected to be in use by 2050 already constructed, traditional retrofitting methods often fail to provide scalable, cost-effective, and data-driven pathways to achieve net-zero. Digital Twin (DT) technology, through real-time simulation, scenario modeling, and predictive analytics, offers a transformative solution to optimize retrofitting decisions and lifecycle performance. This research aims to develop a Digital Twin-Driven Framework to optimize net-zero retrofitting strategies for the UK’s existing building stock. A mixed-method approach was used. A peer-reviewed articles (Scopus, 2015–December 2025) and grey literature provided the theoretical basis with survey of 383 stakeholders administered, gathered empirical insights into current practices, barriers, and enablers of DT adoption. Results reveal a significant knowledge gap in applying DTs in this context, as well as limited awareness among stakeholders and the lack of interoperable data environments. The proposed framework shows how DTs can support adaptive, cost-efficient, and performance-oriented retrofitting aligned with the UK’s Net Zero Strategy. The study recommends policy support for investments in DT infrastructure, collaboration between industry and academia, and workforce upskilling to accelerate the net-zero transition through digital innovation.
