English

A pre-operational LCA of a disused commercial building in Joinville, Brazil, compares CO2 mitigation across three scenarios: new construction, demolition-and-rebuild, and sustainable retrofit. Retrofitting existing structures avoids new carbon-intensive material production and yields drastic emission reductions. Adaptive reuse of building stock is identified as key to circular economy and urban resilience.

📝 gxceed 編集解説 — Why this matters

In the global GX context

Embodied carbon in buildings is increasingly covered under Scope 3 Category 1 and 3 and CSRD/ISSB building-sector disclosures. This case adds empirical evidence that retrofit-first strategies outperform demolition-and-rebuild, supporting circular-economy metrics in real-estate transition plans.

📄 Abstract(原文)

The construction sector fazes the critical challenge of decarbonization, requiring strategies that reduce the embodied carbon within the built environment. This study presents a pre-operational Life Cycle Assessment (LCA) of a disused commercial building in Joinville-SC, comparing the potential for CO2 emission mitigation across three intervention scenarios.  Scenario 1 (New Construction) establishes the baseline by simulating the full execution of an equivalent building following conventional standards. Scenario 2 (Demolition and New Build) quantifies the cumulative impact of discarding the embodied energy of the existing structure, combined with waste logistics and the construction of a new building. Scenario 3 (Sustainable Retrofit) focuses on the preservation of structural and building envelope systems, integrating micro-generation technologies, and biophilic solutions. The results indicate that retrofitting provides a drastic reduction in emissions by avoiding the production of new carbon-intensive materials. It is concluded that the adaptive reuse of the building stock is a key element for the circular economy and urban resilience
