English
This study presents a method for assessing whole-life carbon impacts of residential renovation at early design, combining building simulation with LCA to compare an unrenovated reference with six retrofit scenarios. Sensitivity and uncertainty analyses address material quantities, service lives, climate change, and grid decarbonization. A low-energy renovation using biobased materials achieved the lowest whole-life emissions with a three-year environmental payback period, underscoring the need to evaluate both embodied and operational emissions in retrofit decisions.

📝 gxceed 編集解説 — Why this matters
In the global GX context
Globally, whole-life carbon assessment is increasingly embedded in building codes and disclosure frameworks (e.g., EU EPBD, embodied carbon reporting). This paper contributes a replicable early-design method for comparing retrofit scenarios, relevant to TCFD/ISSB-aligned real estate transition planning and net-zero building stock targets.

📄 Abstract(原文)
This report presents a method for assessing the whole-life carbon impacts of residential building renovation during early design. It combines building performance simulation with life cycle assessment to compare an unrenovated reference building with six retrofit scenarios. Sensitivity and uncertainty analyses examine how material quantities, service lives, climate change, and electricity grid decarbonization affect the results. In the modeled case, a low-energy renovation using biobased materials has the lowest whole-life emissions and an environmental payback period of three years. The findings show why retrofit choices should be evaluated across both embodied and operational emissions.
